Combined Real Estate is an experienced, highly trained organisation. However, you can help the best salesperson perform better for you, through a few simple steps. The better presented your home looks, the better price you will achieve.

Internal

► Polish taps, display a large bowl of fruit or a vase of flowers and clean all chrome appliances to a good shine - shiny items give sparkle to a room.

► It goes without saying not to leave dishes in the sink or even on the drain-boards.

► Do not cook curry, onions or fish the previous night. If necessary, spray kitchen with a room freshener.

► Take down exhaust fans and clean them. Nothing looks worse than grease and dust- caked fans. Buyers look up at ceilings.

► Clean away the day-to-day mess of family living, but at the same time give a lived-in look. Turn off the television.

► Position furniture to make rooms more spacious and easy to walk around.

► Add some healthy green plants in the kitchen, bathroom and anywhere else they will look attractive. Alternatively, fresh flowers around the house gives a special occasion appearance and brightens up rooms.

► Turn on central or other heating in winter and air-conditioning in summer. People will stay to look longer if they feel comfortable.

►Steam-clean carpets if needed.

► Place all cosmetics, razors and toiletries into a drawer.

► Hang towels neatly, clean shower, toilet and basin.

► Empty any rubbish bins.

Your front yard is a very important part of your housekeeping regime as it is the first thing people will notice as they arrive. They won’t appreciate the long grass and weeds in the garden.

 

External

► Trim lawns including nature strips, flower beds and flower pots and keep the yard tidy.

► Don’t leave clothes hanging on the clothes-line.

► Don’t leave junk mail hanging out of the letterbox, prune hedges and cut back overhanging shrubbery.

► Remove oil stains from driveways, carports and garages. Sweep away any dust or leaves from driveway, patios and carports.

► Keep the swimming pool always clean and sparkling.

Handy Work

► Clean dirty hand marks off walls, doors and should you choose to paint, use a soft beige or Antique White as neutral colours are always more popular.

► Change washers from dripping taps.

► Clean dirty grouting in bathroom and kitchen.

►Oil any squeaking doors and repair any doors which are stuck or hard to open.

►Replace any blown light globes
